Where Is the Main Water Shut-Off Valve in a Plano House?

In most Plano homes, the main water shut-off is in one of three places: on the wall in the garage where the water line enters, in a small box in a front flowerbed near the foundation, or at the City of Plano water meter box near the curb. Find yours now, before a pipe bursts. When water is pouring through a ceiling, every minute spent searching is more water in your house.

The 3 Places to Look

If you have a house-side valve (garage or flowerbed), use that first. The curb valve is a backup.

LocationWhat it looks likeHow to turn it off
Garage wallA valve on the pipe coming up from the floor, often near the water heater or on the wall shared with the houseTurn a round handle clockwise until it stops, or turn a lever a quarter turn so it's across the pipe
Front flowerbed or yard boxA small plastic or concrete box with a lid, usually within a few feet of the foundation on the side facing the streetLift the lid, clear out dirt, and turn the valve inside
Curb meter boxA rectangular concrete or plastic box near the street, holding the city's water meterUse a meter key to turn the valve on the city side of the meter

Where It Usually Is, by Home Type

There's no single rule, but these patterns are common in Plano and nearby cities:

If you bought the house recently, your home inspection report may say where the main shut-off is.

  • Slab homes with an attached garage: the line often enters through the garage or near the water heater closet, and the valve is there.
  • Older homes in East Plano and Richardson: check the front flowerbed near a hose bib, or near where the water line enters the house.
  • Two-story homes from the 1990s and 2000s: check the garage first, then the front flowerbed.
  • Pier-and-beam homes: the valve may be near the front of the house or in the crawl space where the line enters.
  • Apartments and condos: there's usually no main valve inside your unit. Look for valves under sinks, behind toilets, at the washer and on the water heater, and call maintenance for the building valve.

Two Kinds of Valves

Old gate valves can be stiff or break if forced. If one won't move, don't strain it; use the curb valve and have a plumber replace it with a ball valve later.

Valve typeWhat it looks likeOff position
Ball valveLever handleLever turned a quarter turn, sitting across the pipe
Gate valveRound wheel handleTurned clockwise until it stops; may take several turns

Using the Curb Meter Valve

The water meter box near the street holds the city's meter and a valve on the city side. To use it:

A meter key costs little at most hardware stores. Keep one in the garage. If you're unsure about using the curb valve, call the City of Plano water utility.

  • Lift the lid with a screwdriver or the hook end of a meter key. Watch for insects and spiders.
  • Find the valve on the street side of the meter, often with a tab or flat handle.
  • Turn it a quarter turn with a meter key or large adjustable wrench, so the tab sits across the pipe.
  • Check a faucet inside to confirm the water is off.

After You Shut Off the Water

Shutting the main stops new water, but there's still water in the pipes and the water heater. Next:

  • Open a faucet on the lowest floor and an outdoor hose bib to drain remaining water from the lines.
  • Turn off the water heater. Gas: set to "pilot" or "off." Electric: switch off the breaker. A tank without water coming in can be damaged if it keeps heating.
  • Turn off power to any room where water reached outlets or ceiling fixtures.
  • Photograph the damage before cleanup.
  • Call a plumber for the repair and a water damage company for drying. See burst pipe cleanup.

Individual Shut-Off Valves Around the House

For a leak at one fixture, you may not need to shut off the whole house. Most fixtures have their own valve:

If an individual valve won't fully close, shut off the main.

Leak at one of these fixtures already reached floors or ceilings? See upstairs laundry leaks, refrigerator, ice maker and dishwasher leaks and water heater leak cleanup.

FixtureWhere the valve is
ToiletOn the wall or floor behind the toilet, low and to the left
Kitchen and bathroom sinksUnder the sink, on the hot and cold lines
DishwasherUsually under the kitchen sink
Refrigerator ice makerBehind the fridge, or under the sink, or in the floor or wall below
Washing machineIn the wall box behind the washer, hot and cold
Water heaterOn the cold-water line going into the top of the tank
Outdoor hose bibsSometimes a separate valve inside the garage or wall

Test Your Shut-Off Before You Need It

Valves that sit untouched for years can stick. Once a year, ideally in the fall before freeze season:

If the valve is stiff, leaking or won't close, ask a plumber to replace it. It's a small job that saves a lot of damage.

  • Find the main valve and make sure you can reach it (no stored boxes or overgrown plants in the way)
  • Turn it off, check that the water stops at a faucet, then turn it back on
  • Make sure everyone in the house knows where it is
  • Keep a meter key and an adjustable wrench in the garage
  • Label the valve with a tag so a house sitter can find it

Why This Matters in North Texas

Plano homes aren't built for long freezes. During Winter Storm Uri in February 2021, about 50,000 Plano homes lost power at the peak, and burst pipes flooded houses across the city as temperatures rose. Homeowners who could shut off their water quickly had far less damage than those searching for the valve with water pouring through the ceiling. Our Plano winter freeze checklist covers the rest of freeze prep.

Freezes aren't the only reason. Slab leaks, burst washer hoses and failed water heaters all happen year-round. See what to do in the first hour after water damage for the full emergency checklist.
