Water Heater Leak Cleanup in Plano, TX

A failed water heater can empty 40 to 50 gallons onto the floor, and keep going until someone closes the supply valve. In a garage, that water runs under the wall into the laundry room or kitchen. In an interior closet, it soaks carpet, baseboards and the walls on every side. Shut off the cold supply now, then call us to extract the water and dry everything it reached.

Water Heater Leaking? Shut It Down in 3 Steps

Then move belongings off the wet floor, photograph the tank and the water, and call a plumber to repair or replace the heater. We handle the water damage.

  • Close the cold-water supply valve on the pipe going into the top of the tank. Turn clockwise until it stops. If it won't turn, shut off the main water to the house.
  • Turn off the heat. Gas: set the knob to "off." Electric: switch off the water heater breaker.
  • Keep people away from the tank. Water from the drain or relief valve can be scalding.

Where Is Your Water Heater? It Changes the Damage

Plano homes put water heaters in three main places, and each one leaks into different parts of the house. This page covers garages, closets and tankless units. For tanks in the attic, see attic water heater leaks.

Why Water Heaters Leak

CauseClue
Tank corrosion from ageRust at the base, rusty hot water, tank over 10 years old
Relief (T&P) valve dischargeWater at the valve or its drain pipe; may be too much pressure or heat
Loose or failed connectionsLeak at the top fittings or supply lines
Drain valve leakDrip at the valve near the bottom of the tank
Sediment buildupPopping or rumbling sounds; North Texas hard water speeds it up
Freeze damage (tankless or garage lines)Leak appears after a hard freeze

Signs Your Water Heater Is About to Fail

  • Rust-colored hot water or rust on the tank
  • Popping, rumbling or banging when it heats
  • Moisture or small puddles around the base
  • Hot water running out sooner than it used to
  • The tank is past its 10th year
  • A damp or musty smell in the closet or garage

How We Clean Up After a Water Heater Leak

  • Confirm the supply is off and the heater is shut down.
  • Extract the water from the garage floor, closet and every room it reached. See water extraction.
  • Find how far it traveled. Water from a closet or garage often runs under walls into the next room. Meters and thermal imaging show where; see moisture mapping.
  • Remove what can't be saved: soaked pad, swollen MDF baseboards and the bottom of wet drywall with a short flood cut.
  • Dry walls, floors and the slab with dehumidifiers and air movers; see structural drying.
  • Clean up rust and sediment that stains floors and baseboards.
  • Document readings, photos and removed materials for your records or insurance.

Does Insurance Cover a Water Heater Leak?

Many Texas homeowners policies treat a sudden water heater failure differently from a slow leak that went on for weeks. The water heater itself is usually treated as worn equipment, separate from the water damage it caused. Check your policy. We document the tank, the source and everything affected. See sudden vs. gradual water damage in Texas.

How to Prevent a Water Heater Flood

  • Check the age on the label and plan replacement around 10 years
  • Flush the tank yearly to clear sediment from North Texas hard water
  • Install a drain pan with a line to the outside or a floor drain, even in the garage
  • Add a leak sensor or automatic shut-off valve that closes the supply when it detects water
  • Test the relief valve during annual service
  • Protect tankless units on exterior walls from freezing
