Refrigerator, Ice Maker and Dishwasher Leak Cleanup in Plano, TX

Kitchen appliance leaks rarely flood a room. They drip, slowly, under the refrigerator, behind the dishwasher or inside the sink cabinet, often for weeks before a floor lifts or a cabinet base swells. By then the water has spread under flooring and into walls and cabinets you can't see. We find how far it went and dry floors, cabinets and walls in place, so you replace as little as possible.

Which Appliance Is Leaking?

Each kitchen appliance leaks from predictable places and sends water in a predictable direction.

Signs of a Slow Kitchen Leak

  • Wood or laminate flooring cupping or lifting near the fridge or dishwasher
  • Tile grout darkening or tiles sounding hollow
  • A soft, swollen or stained floor inside the sink cabinet
  • Toe-kicks that are swollen or peeling at the bottom
  • A musty smell when you open the sink cabinet or pull out the dishwasher
  • Water appearing on the floor after the dishwasher runs
  • The ice maker producing less ice, or a slow drip at the water dispenser

Why Slow Leaks Do So Much Damage

A burst pipe gets noticed in minutes. A slow drip can run for weeks, and during that time water spreads sideways under flooring and soaks into particleboard cabinet bases, which swell and don't recover. Long-term moisture also gives mold time to grow behind cabinets and under the floor. That's why a small-looking appliance leak can turn out to be a bigger job than a sudden flood.

Kitchen Leaks Under Islands

Many Plano kitchens put the sink and dishwasher in an island. Water from an island leak spreads under the island base and across the floor in every direction, often reaching hardwood in the next room. Because the island can't be pulled out like a freestanding appliance, drying usually means removing toe-kicks and drying from underneath.

Found a Kitchen Leak? Do This First

  • Shut off the water to the appliance: the valve behind the fridge, under the sink for the dishwasher, or the main if you can't find one.
  • Unplug the appliance or switch off its breaker.
  • Pull the refrigerator out carefully if it's on a wet floor; don't drag it across soaked hardwood or vinyl.
  • Empty the sink cabinet and leave the doors open.
  • Photograph the leak, the floor and the inside of the cabinet.
  • Call a plumber or appliance tech for the repair, and us for the water damage.

How We Dry Appliance Leak Damage

  • Map the moisture under flooring, inside cabinets and at the base of walls around the leak; see moisture mapping.
  • Remove toe-kicks under cabinets so we can reach and dry the floor underneath.
  • Dry cabinets in place by pushing dry air into cabinet bases through small holes. See wet kitchen cabinet drying.
  • Dry the floor: drying mats for hardwood, and lifting or removing vinyl plank or laminate where water is trapped underneath. See hardwood floor water damage.
  • Dry walls behind the refrigerator and dishwasher, where water often wicks up the drywall.
  • Dehumidify and monitor daily until readings match dry areas of the kitchen; see structural drying.

Will Insurance Cover a Slow Appliance Leak?

Often this is the hard part. Many homeowners policies cover sudden and accidental water, like a supply line that bursts, but exclude damage from a leak that continued over weeks or months. How long the leak ran, and whether you could have seen it, can matter. Check your policy, and keep the documentation. See sudden vs. gradual water damage in Texas.

How to Prevent Kitchen Appliance Leaks

AppliancePrevention step
RefrigeratorReplace plastic ice maker tubing with a braided stainless line; leave space so the line isn't crushed
DishwasherCheck the supply and drain hoses yearly; replace door gaskets that look cracked
Kitchen sinkLook inside the sink cabinet monthly; tighten or replace dripping supply lines
Water filter or RO systemReplace filters on schedule and check fittings after each change
AllPut inexpensive water sensors under the sink, behind the fridge and beside the dishwasher
