Wet Kitchen Cabinet Drying in Plano, TX

When water gets under kitchen cabinets, the usual answer is "tear them out." Often it doesn't have to be. With the toe-kicks removed and dry air pushed into the cabinet bases, the floor, walls and cabinet boxes underneath can dry in place, so granite and custom cabinetry stay where they are. We measure what's wet, dry it from below, and tell you honestly which pieces, if any, can't be saved.

Can Water-Damaged Cabinets Be Saved?

Often yes, when the water was clean, the cabinet boxes are solid wood or plywood, and drying starts within a day or two. Cabinets built from particleboard or MDF that has already swollen usually can't be restored, because those materials don't shrink back. Cabinets touched by sewage or flood water should be replaced.

Why Hidden Water Under Cabinets Is a Problem

Most base cabinets sit on a raised base hidden behind the toe-kick. Water from a sink, dishwasher or refrigerator line runs under that base and gets trapped. Air can't reach it, so it doesn't dry on its own. It soaks the subfloor, wicks up the wall behind the cabinet, and sits against the cabinet bottom, often for weeks.

Signs of Water Under Your Cabinets

  • The floor of the sink cabinet is soft, stained or bubbling
  • Toe-kicks are swollen, peeling or darker at the bottom
  • Flooring in front of the cabinets is cupping, lifting or loose
  • A musty smell when you open the cabinet doors
  • The wall behind the cabinet shows stains or peeling paint
  • Doors or drawers suddenly stick

Common Causes in Plano Kitchens and Bathrooms

  • Sink supply lines and faucet connections
  • Garbage disposal and drain trap leaks
  • Dishwasher, refrigerator and ice maker leaks
  • Water filter or reverse-osmosis systems under the sink
  • Bathroom vanity supply lines and toilet supply lines next to vanities
  • Slab leaks that come up under the kitchen; see slab leak water damage

How We Dry Cabinets Without Tearing Them Out

  • Stop the leak and confirm the plumber or appliance tech has repaired it.
  • Map the moisture inside cabinet bases, under the floor, and on the wall behind; see moisture mapping.
  • Remove toe-kicks to open the hidden space under the base cabinets. They're usually reattached or replaced cheaply afterward.
  • Drill small holes where needed in the cabinet floor or back to reach trapped water.
  • Push dry air in with a cavity drying system that feeds warm, dry air into the cabinet bases and wall cavities.
  • Dry the room with dehumidifiers and air movers; see structural drying.
  • Monitor daily until cabinets, subfloor and walls read dry, then document what can stay and what needs replacing.

Bathroom Vanities

Vanities fail the same way kitchen cabinets do, usually from a supply line, the faucet, the drain or a toilet supply line next to the vanity. They're smaller and often made of particleboard, so a vanity that's swollen is often cheaper to replace than to dry. We still dry the floor and wall underneath, because that's where the hidden water stays.

Wet Floors Under Cabinets

Water under cabinets almost always reaches the floor around them. Hardwood in front of a kitchen sink often cups; see hardwood floor water damage. Vinyl plank or laminate that runs under the cabinets traps water and often has to be lifted in the affected area.
