Contents Pack-Out Services in Plano, TX
When water reaches the floor, your furniture, rugs, books and keepsakes are sitting in it, and the room can't dry while they're there. Our contents pack-out team photographs and lists every item, packs it room by room, and moves it out of the wet area so drying can start. Then we bring everything back when your Plano home is ready, with a record of every box.

What Is a Contents Pack-Out?
A contents pack-out is the organized removal of belongings from a damaged part of a home or building. Every item is photographed and listed, packed by room, and moved to a dry, secure location while the structure is dried and repaired. When the work is finished, everything comes back, often called the pack-back.
It isn't the same as hiring movers. Movers relocate things; a pack-out also separates what's wet from what's dry, keeps damaged items from contaminating clean ones, and creates the inventory your insurance company will ask for. Our guide to what a contents pack-out is covers the basics in more detail.

When Does a Plano Home Need a Pack-Out?
Not every leak calls for one. Often we can lift furniture onto blocks and pads and dry around it. A full or partial pack-out makes sense when:
- Flooring has to come out. Wet carpet pad, cupped hardwood or tile over a wet slab can't be removed with furniture on top. After a slab leak, this is the most common reason.
- The water was dirty. After a sewage backup or storm water from outside, items have to be removed so the area can be cleaned and treated, and so clean belongings aren't contaminated.
- Drying will take several days. Dehumidifiers, air movers and floor mats need space, and belongings left in a drying room stay in humid air the whole time.
- Several rooms are involved. Large two-story homes in West Plano often lose a living room, hallway and dining room from one upstairs leak.
- Repairs follow drying. Drywall, cabinets or flooring replacement means the room has to be empty anyway.
- The items are valuable or fragile. Pianos, antiques, art, rugs and electronics shouldn't stay in a room with equipment running and people working.
What to Do Before the Pack-Out Crew Arrives
You don't need to pack anything. These few steps help:
- Make sure the water is off and power to wet rooms is switched off at the breaker.
- Pull out what you'll need for the next week or two: medications, chargers, work laptops, school items, documents, a few days of clothes.
- Set aside valuables you'd rather keep with you: jewelry, cash, passports, firearms, small heirlooms.
- Photograph rooms as they are before anything moves.
- Don't throw anything away yet, even items that look ruined. Your insurance company may need to see them or have them listed.
- Tell us about anything special: pianos, safes, large aquariums, artwork or items that need a specialist.
How Our Pack-Out Process Works
Partial pack-out: for a single room or floor, we often move contents to another part of the house instead of off site. It's faster, costs less, and keeps your things close.
- Walkthrough. We go room by room with you, agree on what moves, what stays, and what you're keeping with you. Affected rooms come first.
- Photograph and list every item. Each item, or group of small items, is photographed where it sits and given a line on the inventory with its room and condition.
- Sort wet from dry. Damp or contaminated items are packed separately from dry ones, so nothing clean picks up moisture or odor in a box.
- Pack by room. Boxes are labeled with the room and a box number that matches the inventory. Fragile items get wrapped; furniture gets padded and blanketed.
- Move it out. Contents go to a secure storage space or, for a partial pack-out, to a dry part of your home such as the garage or an unaffected bedroom.
- Hand you the inventory. You get the full list with photos, box numbers and where each item went.

The Inventory: Why It Matters
The inventory is the most useful thing a pack-out produces. It lets you find any item later by box number, shows the condition of each piece before the move, and gives your insurance company a room-by-room record of personal property. If something was damaged by the water, the photos show its condition at the time, which matters when you're listing losses.
Each line on the inventory includes:
| Field | Example |
|---|---|
| Room | Living room |
| Item | Leather sofa, 3-seat |
| Condition at pack-out | Dry; water line on two legs |
| Photo | Linked photo number |
| Box / tag number | LR-014 |
| Destination | Storage / garage / non-salvageable list |
What Can Be Saved, and What Usually Can't
The category of water and how long items sat in it decide most of this. A quick guide:
You and your insurance company make the final call on what's discarded. We list and photograph non-salvageable items rather than throwing them out on our own.
| Item | Clean water, caught early | Sewage or storm water |
|---|---|---|
| Solid wood furniture | Usually dries well if legs are lifted quickly | Often cleanable; inspect closely |
| Upholstered furniture | Sometimes, if only the base got wet | Usually not salvageable |
| Area rugs | Often cleanable by a rug specialist | Depends on fiber; often not |
| Clothing and linens | Wash and dry promptly | Professional cleaning or discard |
| Books and paper | Freeze them if they matter; see below | Usually discarded unless irreplaceable |
| Electronics | Do not power on; needs a specialist check | Usually not salvageable |
| Mattresses and pillows | Rarely | No |
| Food, cosmetics, medicine touched by water | No | No |
Special Items We Handle With Extra Care
- Documents and photographs: wet papers and photos can be frozen to stop damage until a document drying specialist can treat them. Don't try to separate stuck pages or photos while wet.
- Electronics: TVs, computers and gaming consoles that got wet should not be switched on. We pack them separately and flag them for a specialist check.
- Rugs: quality area rugs, especially wool and hand-knotted pieces, go to a rug cleaning specialist rather than being dried in place.
- Pianos, safes and heavy items: we'll tell you upfront if a piece needs a specialty mover.
- Artwork and antiques: wrapped and stored upright, away from items that are still damp.
Storage While Your Home Dries
While structural drying and repairs are underway, packed contents are kept in a secure, dry storage space, separated by job and labeled by room. Items that came out damp are dried before they're stored, so moisture doesn't move from one box to the next.
Need something back mid-job? Because every box is numbered and listed, we can find a specific item without unpacking the rest.
Pack-Back: Bringing Everything Home
When the rooms are dry and repairs are done, contents come back in reverse order, room by room, using the same inventory. Furniture is set back where it was (we use the original photos as a guide), boxes are delivered to the right rooms, and you check items off against the list. Anything missing or damaged is noted right then, not weeks later.
Pack-Out and Your Insurance Claim
Many Texas homeowners policies include coverage for personal property, and some cover the cost of moving and storing it during repairs. What's covered depends on your policy and the cause of the loss, and that's between you and your insurance company. What we provide is the documentation that helps that conversation:
We don't negotiate claims or tell you what your policy pays. We make sure you have a clear record of every item.
- A full inventory with photos and room locations
- A separate list of non-salvageable items, photographed before disposal
- Storage and handling records
- Pack-out and pack-back dates
Commercial Contents Pack-Out
For offices, retail stores, medical suites and apartment units, pack-out is about keeping the business running. We work in phases so one area stays usable while another is emptied, label everything by department, suite or unit, and keep files, equipment and inventory separated.
Common commercial pack-outs in the Plano area include office suites along Legacy Drive and the Dallas North Tollway after a sprinkler discharge or roof leak, retail back-of-house stock after a storm, and apartment units after an upstairs leak. See commercial water damage restoration for drying the building itself.
What a Pack-Out Costs
Cost depends on how much is moving and where it goes:
We give you a written estimate after the walkthrough, before anything moves.
- Number of rooms and how full they are
- Partial vs. full pack-out: moving items to the garage costs much less than off-site storage
- Storage time: longer drying or repairs mean more storage days
- Special items like pianos, safes or large artwork
- Cleaning of contents that came out wet or contaminated
